True emergencies: burst pipe, sewer backup, no heat in winter (below 16°C indoor), no hot water for 24+ hours, electrical fire/sparking, security failure (door won't lock, broken window on a ground floor), gas smell. Anything threatening the property or tenant safety is an emergency. Inconveniences (a dripping faucet, slow drain not flooding) wait for next business day at the regular rate.
