  • We market the property effectively through various channels, including online platforms and our extensive network in the real estate industry. Our marketing efforts are designed to attract a large pool of high quality potential tenants.

  • We conduct a thorough screening process, which involves checking the potential tenant's credit history, employment status, and previous rental history. We also conduct interviews to further assess their suitability.

  • Once a tenant decides to rent the property and we have your approval, we handle all the paperwork, including drafting and signing the lease agreement. This is done digitally for convenience and efficiency.

  • After a tenant is placed, we facilitate the move-in process to ensure a smooth transition for both the tenant and the property owner. We also keep you updated and informed throughout the process.

  • Our service doesn’t stop once a tenant is placed. We continually monitor the placement for up to 1 year. Should the tenant fails to fulfil their lease obligations, we take necessary action based on the terms of the lease agreement and local laws, which may include engaging with a collection agency or starting eviction proceedings.

  • It means you are never locked into a long, binding contract. Our property management services are provided on a flexible month-to-month basis. We believe we should have to earn your business every single month, not force you to stay.

  • Because we don't have long-term contracts, you can cancel your service at any time with simple, straightforward 30 day notice as per our management agreement. There are no cancellation fees or penalties.

  • We are so confident in our service that if you are not fully satisfied for any reason within the first six months of our agreement, we will refund up to six months of your management fees. No hassle, no hard feelings.

  • This guarantee is a refund of the management fees we charge (our monthly percentage or flat fee). It does not cover third-party costs such as maintenance, repairs, or utility bills, but it ensures our service is 100% risk-free for you to try.

  • If a tenant we placed breaks their lease or is evicted within their first year, our Tenant Release Support guarantee kicks in. We will find and place a new, qualified tenant for your property completely free of charge.

  • That's correct. This guarantee covers the leasing fee (which includes marketing, showings, and tenant screening) for the replacement tenant. It ensures you don't have to pay twice for tenant placement if the first one doesn't work out.

  • No, it's a separate protection. Ontario landlords are not allowed to collect security deposits. If a tenant or their pet causes physical damage than they can cover, our plan protects you for up to $3,500 in additional costs.

  • This covers physical damage to the property caused by the tenant or their approved pets, such as broken fixtures, holes in walls, or pet-related damage that exceeds the tenant's ability to pay.

  • If an eviction becomes necessary for a tenant we placed, we will cover the associated costs up to $3,000. This includes court filing costs, legal fees, and attorney fees, so you are never left on your own to handle the financial burden.

  • No. Our Eviction Protection plan is a full, managed service. We handle the entire process from start to finish using our experienced legal partners, ensuring it's done efficiently, legally, and with no out-of-pocket cost to you, up to the $3,000 limit.

  • We are proactive, not reactive. Our protection strategy includes one of the most thorough tenant screening processes in the industry, secure and verified payment systems to ensure rent is collected safely, and proactive strategies to prevent fraudulent rental applications.

  • Our screening is comprehensive. It includes a full credit check, employment and income verification (we check pay stubs and call employers), background checks, detailed references from all previous landlords, and an interview. This rigorous process ensures we place only the most qualified and reliable tenants in your property.
