Zulma started because the existing property managers in Niagara were too expensive, too opaque, or too disconnected from the properties they ran. Owners were paying retainer-style fees and receiving spreadsheets they couldn’t verify.

We built the practice we wished existed: a small, locally-staffed team with no contractor kickbacks, no retention clauses, and a hard rule that every dollar in and out is itemized and shared in real time.

We built it for the property types Niagara actually has — single-family detached in Niagara-on-the-Lake, small multi-residential in St. Catharines, student units near Brock. The approach is the same everywhere: honest math, documented work, and no lock-in.

We’re federally incorporated as Zulma Resources Inc. and operate provincially as Zulma Real Estate, insured through Zensurance with $5M commercial general liability and $100K cyber coverage.
