Job Summary
We are looking for an energetic and highly-motivated Leasing Agent to join our team. This fully remote role is focused on one primary goal: leasing our vacant units to qualified tenants.
You will be the first point of contact for all prospective tenants, managing the entire leasing funnel from the initial inquiry to the final lease signing. The ideal candidate is an exceptional salesperson with outstanding customer service skills, who thrives in a fast-paced, target-driven environment.
Key Responsibilities
Lead Management: Respond promptly and professionally to all leasing inquiries from prospective tenants via phone, email, and other CRM tools.
Property Marketing: Create compelling and accurate rental listings. Post and manage listings across various online platforms (e.g., Zillow, Rentals.ca, Facebook Marketplace, etc.).
Showings & Tours: Schedule and coordinate property viewings. This may include coordinating with on-site staff for in-person tours, promoting virtual tours, or managing self-showing lockbox systems.
Application Processing: Guide prospective tenants through the application process. Collect and review all applications, and conduct thorough tenant screening (credit, background, and reference checks).
Lease Administration: Prepare all lease agreements and related addendums, ensuring all documents are accurate and compliant with provincial tenancy acts.
Closing: Secure new tenants and execute lease agreements digitally. Collect security deposits and first month's rent.
Tenant Onboarding: Coordinate with the Property Manager to ensure a smooth move-in experience for new tenants, including key hand-off.
Market Research: Maintain awareness of local market conditions, rental rates, and competitor offerings to ensure our properties are competitively priced.
Reporting: Track all leasing activity, leads, and conversion rates, providing regular reports to management.
Qualifications & Skills
Required:
A valid Real Estate License in Ontario
1+ year of experience in leasing, sales, or a high-volume customer service role.
A strong sales-driven mindset with a proven ability to "close the deal."
Exceptional communication skills, both written and verbal, with a persuasive and professional demeanor.
Highly organized with the ability to manage a high volume of leads and tasks simultaneously.
Tech-savvy and comfortable learning new software; experience with property management software (e.g., Buildium) and digital lease signing is a plus.
A self-starter who can work independently in a remote environment.
A dedicated and professional home office setup with reliable, high-speed internet.
Preferred (Nice-to-Have):
Direct experience as a leasing agent in Ontario.
Knowledge of provincial tenancy laws (e.g., Ontario's RTA).
